Kendall, FL

Located in southeast Florida’s Miami-Dade County, about ten miles southwest of Miami, Kendall is a census-designated place and unincorporated community. Although residents vary in what they consider to be Kendall’s boundaries, it is commonly believed to contain the neighborhoods of West Kendall, Sunset, Olympia Heights, Glenvar Heights, Tamiami and Westwood Lakes. Currently, the total population of Kendall is approximately 75,000, but that number has been rising steadily as Kendall is undergoing a significant amount of development.

History

When Florida officially became a state in 1845, Kendall and the entirety of present-day Miami-Dade County was a mixture of wilderness and swampland. Through the Swamp Land Act of 1850, the federal government gave a majority of this land to the State of Florida in order to encourage development in the area. Sir Edward James Reed, a European entrepreneur, saw the potential of the land in southeast Florida and purchased the land from the state in 1883 through his Florida Land and Mortgage Company. The area was named after Henry John Broughton Kendall, the Florida Land and Mortgage Company’s director, who was hired to manage the company’s properties in the region. Kendall was slow to develop and attract settlers until Henry Flagler decided to extend his railroad from Biscayne Bay to Key West. In doing so, a number of communities sprung up along the tracks in Miami-Dade County, including Kendall. Today, Kendall has a very diverse population. With its proximity to Miami, which is home to one of the largest Cuban populations in the United States, Kendall has a large Hispanic and Latino population. In addition to Cubans, a large amount of Colombians, Nicaraguans, Peruvians and Venezuelans also call Kendall home.

Economy

As a large part of Miami-Dade County, Kendall’s economy is closely aligned with that of the entire county. Known as the financial capital of Latin America, Miami-Dade County has the largest concentration of banks, both domestic and international, on the East Coast south of New York City. As a result, the financial sector is an important part of the region’s economy and financial institutions such as Wells Fargo, Citibank, and Bank of America Merrill Lynch are some of the top employers. Miami-Dade County is also home to the regional and Latin American headquarters of a number of international banks such as Paris RE Latin America, Visa International, and Citigroup Latin America. In addition to finance, some of the other leading industries in the region include aviation, creative design, and information technology. Kendall is also home to the headquarters of Pollo Tropical, a Caribbean-cuisine-inspired restaurant chain. Famous for its marinated and grilled chicken, Pollo Tropical owns and runs more than 160 restaurants in the United States, Caribbean, and Latin America.

Hurricane Andrew

Believed to be one of the most destructive hurricanes in South Florida’s history, Hurricane Andrew hit Miami-Dade County on August 24, 1992. When it reached land, Hurricane Andrew was a Category 5 hurricane with some winds reaching 165 mph. The hurricane caused 40 deaths and approximately $25 billion in damage in Miami-Dade County alone. Unfortunately, Kendall was one of the areas that was hit the hardest. Although a significant number of buildings were destroyed in Kendall, the area was slowly rebuilt and is now in a development boom.

Zoo Miami

A popular place to visit in Kendall is Zoo Miami. Zoo Miami can trace its roots back to 1948 when it got its start as a small zoo called Crandon Park Zoo, which was located on Key Biscayne, an island off the coast of downtown Miami. After Hurricane Betsy destroyed the Crandon Park Zoo in 1965, county officials searched for a better, more protected location. Fifteen years later, the zoo reopened as Miami Metrozoo on the former Richmond Naval Air Station property. Now known as Zoo Miami, the zoo was unique from the start, as it was one of the first free-range zoos in the United States, featuring entirely cageless exhibits. Zoo Miami is also the only sub-tropical zoo in the continental United States. As a result of its unique climate, Zoo Miami is able to house a much wider variety of animals from Africa, Asia, and Australia than any other zoo in the country. In order to provide a more natural habitat for the animals that live there, Zoo Miami is organized by the region the animals originate from. To support this, the various trees and plants in each region are true to the animals’ natural environment. In fact, the zoo has more than 1,000 species of trees and other plants. Zoo Miami is situated on almost 750 acres, with about half of the land dedicated to the animals. An air-conditioned monorail makes the zoo more accessible and provides an aerial view of the more than 3,000 animals that live there. The zoo also provides a variety of daily, private, and educational tours to allow visitors to get closer to the animals. In addition, Zoo Miami is well known for its conservation efforts and it is currently involved in multiple conservation projects, including the Florida Panther Recovery Program and the Cheetah Ambassador Program. Zoo Miami’s communications director, Ron Magill, is a wildlife expert and is often featured on TV shows such as The Today Show and Good Morning America.

Activities

With Kendall’s close proximity to Miami, professional sports are never far away. Sports fans will be busy year round, as Miami is home to the Florida Marlins baseball team, the Miami Dolphins football team, the Miami Heat basketball team, and the Florida Panthers hockey team. For those interested in the arts, Miami-Dade County has the Bass Museum of Art, Lowe Art Museum, and Vizcaya Museum and Gardens.

West Kendall

Kendall has seen a lot of growth and expansion in recent years, especially in West Kendall. In fact, the landscape of West Kendall has gone through significant changes over the past few decades. Subdivisions and retail chains have emerged in an area that not too long ago was almost entirely filled with crop fields and farms. Remnants of West Kendall’s rural roots are still evident, as horse stables and horse trails remain in some areas of town, but this is quickly changing. With great schools, parks, and retail options, West Kendall is a desirable location for young families and the real estate market is booming. West Kendall has a wide variety of housing options, but in this sellers’ market the more affordable housing options don’t stay on the market for long.
